What you can expect from me
Personal care
As your direct contact I know your property and what you need. Organisation and structure are the basis of how I work.
Reliable contact
As a rule, you get a first personal reply on the same day. So you know early on what happens next.
Transparency
You stay informed about the management of your property. We agree together how much and how often, depending on how closely you want to be involved.
Seeing it through
I organise the agreed tasks and follow them through until they are done. This includes coordinating service providers and others involved, so you do not have to do this yourself.
Services
As much support as you need.
My main focus is rental management. From single tasks to full management, my offer depends on your property and on what you need. We agree the scope of services together.
Main focus
Rental management
For private landlords and investors: I take over the commercial and organisational management of your property, from looking after the tenancies and keeping track of payments and open claims to the yearly service charge statement. I also organise repairs, maintenance and service providers, and I keep in contact with tenants and owners.
Commercial and mixed-use property
For commercial owners and for buildings with flats and businesses under one roof.
Owners' association management (WEG)
For owners' associations: I take over the commercial and organisational management of the common property, from the yearly budget and statement and the owners' meetings to organising the work the owners have decided on. I also guide you personally through the change from your current management company.
Also available on their own
Service charge statement (Betriebskostenabrechnung)
Preparing the yearly service charge statement for your tenants, also without ongoing management.
Finding new tenants
From finding tenants and talking to interested people to the tenancy agreement and the handover, also without ongoing management.
Additional property services
For properties I manage, I also help with caretaker and property services by individual arrangement. As a rule, however, I find and coordinate suitable external service providers.
Which properties
- Blocks of flats
- Houses
- Single rented flats
- Commercial and mixed-use property
- Buildings owned by an owners' association
- Garages and parking spaces
There is no fixed minimum size. Whether a single flat or a larger complex: what matters is that the work needed and the time I have available fit together.

Changing your management company: your way to personal management
Do you want to change your management company, as an owner or as an association? The change takes four steps.
Getting to know each other
A conversation with no obligation about your property and what you expect.
Taking stock
I look through the relevant documents. At a joint viewing I get an impression of your property.
Offer and agreement
You get an individual offer with clearly described services and costs. Together we agree when the management starts.
Handover and start
Once you have hired me, I coordinate the handover with the current management company, ask for any missing documents and prepare the ongoing management.
We align the schedule with your current contract terms, notice periods and the decisions that are needed.
Frequently asked questions
How much does rental management cost?
Rental management costs €39 per month for a single rented flat and €225 per month for a building with two flats; for 9 to 20 flats it is €39 per flat. All amounts are final prices; you get a binding offer after a short conversation.
Which area do you work in?
JÖRRES Immobilienverwaltung works in the Aachen, Düren and Cologne area and in the area from Euskirchen to Jülich. My place of business is in Kreuzau in the Düren district.
How does changing an owners' association's management company work?
Changing to my management takes four steps: getting to know each other, taking stock with a look through the documents and a joint viewing, offer and agreement, and then the handover, which I coordinate with the current management company. We agree the schedule case by case.
Do you also manage a single flat?
Yes, there is no minimum size. Whether I take on a contract depends on the scope and on how much time I have available.
Can I book only the service charge statement?
Yes. You can book the service charge statement and finding new tenants also without ongoing management.
I am a tenant. How do I report damage?
Please report urgent damage, such as a burst water pipe, by phone. For everything else, WhatsApp or email is fine. I do not offer a 24-hour emergency service.
Do you have a licence as a property manager?
Yes. I have a licence under section 34c of the German Trade Regulation Act (GewO) for real estate brokerage and residential property management, issued on 6 August 2026 by the Düren district administration (Kreisverwaltung Düren). I also have professional liability insurance.
Do I have one fixed contact person?
Yes. The management is personal, with one direct contact.
Who decides on the tenant when a flat is let again?
The final decision is always made by the owner. If you wish, I do the first selection and check the documents.
Are repairs ordered without asking me first?
Only within a limit we have agreed. Larger or non-urgent work is agreed with you beforehand.
How do I get statements and receipts?
Overviews, statements and the related receipts are provided digitally and/or on paper as a rule.
Are the prices shown final prices?
Yes. Even if VAT becomes due in the future, the final prices shown stay the same.
